Lerium is a real estate investment platform that provides investment clubs with the necessary tools and technology so that investors can participate in real estate investment opportunities through digitally represented participatory loans.
These Terms and Conditions are signed by Lerium, on one part, and by you, as a user (hereinafter, the "User"), a natural or legal person who voluntarily accesses the Website freely and free of charge. These conditions will be applicable regardless of subscription to the crowdfunding services offered through the Platform and managed by authorized operators.
A. Electronic contracting: process of formalizing agreements or contracts through the use of electronic technologies, such as online contracting platforms.
B. Essential provisions: those provisions that define the nature and scope of the services provided by Lerium or changes that are required by law, by a final court decision or by a binding order from a competent authority.
C. Force majeure: set of unforeseen situations beyond the control of the parties involved that prevent compliance with a contract or agreement. These events, such as natural disasters, epidemics or wars, may excuse one of the parties from their contractual responsibility.
D. Real estate asset: property that can be used or rented for residential, commercial or industrial purposes.
E. Traditional investment: conventional forms of investment where investors acquire shares, bonds, real estate or other physical or financial assets in established markets.
F. Tokenized investment: form of investment in which traditional assets are divided into small digital fractions (tokens) that can be bought and sold.
G. Investor: natural or legal person who allocates capital with the aim of obtaining a return or economic benefit.
H. Participatory loan: form of financing in which a person or entity lends money to a project or company in exchange for participation in future profits.
I. Intellectual and Industrial Property: rights granted to holders over their creations, inventions or designs.
J. Manager User: natural or legal person responsible for coordinating investment operations.
Lerium is a platform that offers the possibility of connecting real estate companies and investors interested in participating in real estate projects through the acquisition of participations in participatory loans.
Through Lerium, Users have the possibility to issue participatory loans to finance real estate projects, offering investors the opportunity to acquire participations in said projects.
To carry out this investment, Lerium offers two modalities: traditional contracts or tokens based on blockchain technology.
A. Safeguard: If any provision is declared null and void, it shall be interpreted as closely as possible to the original intention.
B. Interpretation: These Terms constitute the entire agreement between Lerium and the User.
